Project Overview

Emerald City Asphalt recently completed a multi-phase improvement project at Salish Village Condominiums in Lynnwood, WA. The property, which is home to both condominium residents and adjacent apartment communities, had several aging infrastructure issues — including crumbling curb islands, displaced sidewalk sections, and failing asphalt transitions.

Our team was contracted to replace key concrete and asphalt surfaces,rebuild critical curbing, and provide safer pedestrian and vehicle access throughout the site. The result is a cleaner, safer, and more functional community for both residents and visitors.

Scope of Work

Concrete Sidewalk Installation
A new section of concrete sidewalk was installed along the main drive lane. The new path provides improved pedestrian safety and ADA accessibility, replacing a deteriorated edge that previously featured broken and uneven segments.

Curb Island Reconstruction
The existing curbing throughout the community, particularly at entry and island points, had suffered years of damage from weather and vehicle impact. We removed and replaced these curbs with new concrete structures, clearly defined with fresh red and yellow paint per local fire lane and safety standards.

Asphalt Edge Repair
To complement the new concrete work, we addressed damaged asphalt around curb islands and transition points. Patching and edge milling created smooth connections between driving surfaces and walkways, minimizing trip hazards and improving drainage.

Before and After Results

Before our work, the property featured broken curb sections, uneven walking surfaces, and visually inconsistent pedestrian areas. Several curbs had become displaced or sunken due to erosion or repeated vehicle impact, while sidewalks posed accessibility concerns.

After completion, the entire stretch looks refreshed and reinforced. Clean concrete sidewalks, freshly painted red curbs, and carefully reconstructed islands now guide both vehicles and pedestrians clearly and safely. ADA ramps and color-coded edges enhance compliance and usability.

The finished product reflects the community’s commitment to safety, access, and long-term durability.
